Let's be honest, we can't afford to buy everything at Pottery Barn but at least I have a little inspiration which I've noticed is a pop word for HGTV designers :)
I forgot to mention, the house is in Littleton. East of Simms, North of Belleview.
The beauty is that I'm not scared about this endeavor, I'm really excited but not in the naive sense. More in the peaceful sense that no matter what, whether it all works out, even to the finish in two years or not, God is still good and still in control and this is but a speck on the map of eternity. I've been studying Isaiah, can you tell?

Yesterday we put a bid in for a HUD home and it was accepted. We signed all of the contract papers last night and our AMAZING real estate agent, Alisa Lewis (call her for all your real estate needs) is taking the paperwork to HUD today.
To catch you up, we decided in November to take our townhouse off the market. Between November and January several went on the market in our area for a minimal price that we just can't top. We would be out way too much. With the advice of Alisa and several others we decided that we wouldn't put it back on the market, we would rent it. We've been told by several people that rent in Denver is booming. Every time a townhouse in our area puts up a for rent sign, it's gone in a matter of days. We also live a mile from Denver Seminary and the rent there for a two bedroom is comparable to what we would charge except that we have access to a pool and workout facility, not to mention a garage! Once this was decided then the hunt for a good deal was on.

On Sunday we came across a deal we both felt at peace about and quit honestly, excited about. It's a tri-level home with three bedrooms, two and a half baths, unfinished basement (I wouldn't qualify plastic wood paneling that moves "finished"). It has a family room, living room and tiny kitchen. Everything is livable just not beautiful.
Our intent is to fix it up and sell it in two years. We looked for the best deal in the best neighborhood so that, God willing, we'll make a profit.
As my very wise mother in-law, or mom # 2 as I like to call her, advised, we must not get emotionally attached. This is an investment opportunity not a home where we will mark down Harrison's height on his bedroom door frame.
With all of that being said, we are excited and praying a whole lot! We want the Lord to close this door if it's an investment mistake. So far, we low balled the offer and they took it. Door one: Open. The next step is the inspection. If we are presented with major issues then we'll pass on this property.
If you think about it, please pray for wisdom as well as patience for us. I hate hunting for a "good deal" and that's what we will need to do in order to save money on kitchen cabinets, a washer and dryer, etc. Also pray that we find renters for our house by May 1st. Please pray that our choices are all surrendered to the Lord and that this investment would honor Him! We want nothing more than that.
